Did you Know most House hold water problems could have been prevented.

Because of our colder climate in winter it is important to drain and shut off exterior water taps. Even if the water supply is closed if there is water in the line and the tap is left open cold air can freeze the water and split the pipe so when you do turn on the water you get a surprise. This mistake cost the insurance companys 10's of thousands of dollars per incidence and not to mention the premium increase for what seems like forever. This could have been prevented. Buy a frost free tap at a hardwhare store only $20.00 and if your not handy  $100.00 for install not $10,000.00 +.

Allways remember to turn of your main water when going on vacation.

Insurance companies will not cover your claim if you went on vacation and left your water on and a pipe broke. Unless you have a house sitter who checks on your home every day. Remember if your not home to minimise your losses you are not fufilling your obligates to the insurance company and thats grounds for refusing your claim.

An easy way to see if you have a leak.

The best time to do this is before bed and make sure no one goes to the toilet this way you'll know if your toilets are also leaking.

Make sure to turn all the taps off, go to the meter and make a mark with a pensil or felt on one point of the triangle, you can also note the 10ths of a cubic meter on the numeric display.
If the triangle moves you have a leak and further inspection is needed. For toilets a food color in the tank and if any gets in the bowl without flushing your flap or your over flow needs checking.

Humidifiers and their filters

Remember to change the filter on the humidifier a least once a yeay. It gets clogged up with calcium and doesn't work properly. While your changing that always check the water supply line especialy if you just have the plastic one, the have been known to brake at the brass fitting and make a big mess before you notice. Really how often do we go in the furnace room, well if you change furnace filters once every three months thats  4 times and we recommend you inspect the furnace room at least once a week for leaks. It can't hurt it can only save you money in the long run. It only takes 30 seconds.

Shut off valves

Most new homes have them But most of the older homes don't. So we reconmend every home put them under the sink an easy solution to a crisis waiting to happen, an ounce of prevention is worth a pound of cure. In the time it takes you to turn of the main water valve anwhere between 2-10 gallons of water can spill. That can become a bill of $500.00 to $ 5000.00. If you supply & install all new valves approx. 10 @ $30.00 each it is still less than one accident at the smallest amount of water.

Some times you can't do anything

In tuff times you save what you can and leave, within 72 hr. mould is growing everywhere and everything thats porous is not worth saving. Very simple, time is a factor. The quicker you act the more you save.
